Before you close

Talk to us before the relinquished property closes. Once you have taken receipt of the proceeds the exchange is over — this is the one step that cannot be undone.

We hold the proceeds

The exchange agreement is signed and TitlXchange takes custody of the funds as your qualified intermediary, so they never pass through your hands.

Identify in 45 days

You identify candidate replacement property in writing within 45 days of the sale. We track the date and send the reminders.

04

Close in 180 days

We release the funds into the replacement closing and coordinate it with the title team — inside the 180-day window.

Both deadlines run from the closing of the relinquished property, they run concurrently, and they are calendar days — not business days. Neither can be extended for convenience.
